How To Book Your Home Inspection

1. Call our office at 888-206-5572 to schedule a date. Note: Please call as early as you can. We are typically booked up several days to a week or more in advance so early scheduling will help insure the date that is most convenient for you.

2. After scheduling a date and time, please sign and FAX a copy of the Inspection Agreement to our office at 888-572-2530  We must have a signed and dated copy of the Inspection Agreement back in our office before 5 p.m. the following day after you called our office.  Your appointment date is not guaranteed untill the Inspection Agreement has been received in our office. 
ALL PAGES
must be faxed back to the office. We will hold your time slot for you until 5 p.m. the following day after you have called the office. If at that time another Client has requested the same time slot and has faxed us their Inspection Agreement, they will receive that time slot. 

3. If you're buying a pre-existing home, it is your responsibility to notify your agent, the Seller and Listing Agent of the date and time of the inspection and ensure that all Utilities, such as Gas, Water and Electric are turned on and that we have free and clear access to all areas of the home, especially the Attic Entry and Breaker Box. I can't tell you how many times we've arrived at the home to find either the gas, water or electric off and the Buyers Agent said they told the Listing Agent who said they told the Seller who says they never heard from anyone.....you know how it goes. If these items are not on, our Re-Inspection fees start at $150. This is normally paid by either the Sellers or the Sellers Agent but not always! Failure to have the home ready for Inspection may delay the closing if we're booked up a week or more in advance. It's their responsibility to ensure the home is ready for inspection. Re-Inspections are scheduled at OUR earliest convienance.
If you're buying a new home or having a 1 Year End of Builders Warranty Inspection, it's your responsibility to ensure the home is ready for inspection. If we arrive and the Builder does not have the home ready for inspection, we'll inspect what we can at that time. If you want us to come back out and inspect the home once it is REALLY ready, we'll have to charge a Re-Inspection fee. Personally, I'd have the Builder pay this if he didn't have the home ready, but this is something you'll have to work out between yourself and the Builder.

4. The Inspector will not light pilot lights, move furniture or stored items, turn on the main water supply or flip breakers or otherwise energize electrical equipment. Again, it's not our responsibility to make sure the home is ready for inspection.
